Foundation
Pour, inspect, invoice. AI maps the invoice to its line. COI and W-9 clear the gate. Waiver signed. Package in the bank's template.

Framing
Frame up, roof on. Several invoices, each confirmed line by line. Previously funded carried per line onto the bank's rows.

MEP rough-in
Plumbing, electrical, HVAC. Inspections on the schedule, the inspector's checklist answered by link. Pay readiness clear.

Finishes
Drywall through punch list. Photos and percent complete per phase. Prior-draw unconditionals released when their ACH settled.

CO received. Final draw in the template. Unconditional finals on settlement. The 1099 subcontractor summary is a report.
