What BulletDraw is, and what it takes to begin.
01What is BulletDraw, and who is it for?
Construction draw software with a screen for every side of the deal — the builder who runs the job, the owner who funds it, the lender who releases the money and the subcontractors who are paid from it.
- Four modules, one per seat: GC / Builder, Owner / Developer, Lender and Subcontractor. The builder's organization runs BulletDraw; lenders and subcontractors take part from their own seat.
- Six engines underneath. Four are live today: the AI Draw Engine, the Compliance Engine, the Scheduling Engine and the Procurement Engine. The Budget Engine and the Takeoff Engine are in design.
- On the web, and on iOS and Android with the same account — draws with check scanning, invoices, payments, change orders, lien waivers, approvals and site photos from the field.
02What does getting set up involve?
Setup follows the product's own steps, and we run your first draw with you on a call.
- Create the project in a six-step form.
- Bring in the budget — imported from your own spreadsheet by AI, or built from a template.
- Upload your lender's Excel draw template once. BulletDraw fills it every draw from then on.
- Invite subcontractors. They answer document requests from a link, with no account to open.
- Invite your team. Admin, Builder, Project Manager and Viewer come as default roles, every one editable, with permissions set per screen and per action. One login can belong to several organizations.

03How does a draw run, from invoice to funded?
In six steps, and a person confirms every one of them — nothing is approved, submitted or paid by a model.
- Create & invoices — drop a PDF, photo or scan on the draw. AI extracts the lines and maps each one to a budget line, with retainage and net computed. You confirm every line.
- Review & validate — the schedule of values foots, and previously funded and retainage carry across every prior draw. Retainage is snapshotted from the project when the draw is created.
- Prepare payments, then Photos & progress — payments are staged, and percent complete is recorded per phase with site photos.
- Approve & submit — the draw goes through its approval chain of named people, conditional lien waivers are collected, and the package goes to your lender filled into their own template.
- Bank & payments — the lender's remarks and decision come back onto the draw, and once it is funded you release the payments and the unconditional waivers.
04How do subcontractors get paid, and how do lien waivers work?
By ACH or by check — and the unconditional waiver is never released before the money has actually arrived.
- ACH through Moov. The subcontractor gives their bank details once, with no account to open and no bank sign-up on their side. Per-organization ACH ceilings apply, and returns are recorded and recovered.
- Or a printed check from a numbered check profile. A photo or PDF of a check becomes the payment record.
- Lien waivers on the statutory forms for all 50 states — conditional and unconditional, progress and final, plus a GC final unconditional — filled per payee and per draw, and e-signed through DocuSign.
- Conditional waivers are collected when the draw is approved and submitted. The unconditional waiver is released when the ACH settles, not before.

05How does BulletDraw work with my lender?
Your lender keeps their own draw form, and gets a dashboard that has already read the package.
- You upload the lender's Excel draw template once. BulletDraw fills it every draw, carrying previously funded and retainage per line and rolling them up to the bank's rows. No bank has to be on our platform.
- The lender is invited by email and gets an account that owns only the packages sent to them — nothing else in your organization.
- Each package opens as a dashboard: twenty review signals that identify the risks in it, folded into one verdict — hold, review or ready — beside every line of the schedule of values, each invoice next to the check that paid it, the phases as billed against what the inspector verified, and the site photos.
- The lender's remarks and decision come back onto the draw.
06I'm an owner or developer. What do I get?
A view of every project from land to ledger, and a say in the draws that fund it.
- Track land before there is a project: a parcel sits in your pipeline through sourcing, LOI and due diligence, and becomes a project when it closes, carrying its land cost and underwriting with it.
- A P&L held against your pro forma. Cost comes from the same budgets, invoices, draws and change orders the builder runs the job on, so the P&L and the draw never disagree.
- If you are in the approval chain, a draw cannot go to the lender until your step is approved — and you can send it back with a reason.
- The live figures come from the builder's side of the job, so your builder needs to be on BulletDraw for them.
07Do subcontractors, lenders or suppliers have to sign up?
No. The builder's organization runs BulletDraw; everyone else takes part from a link.
- Subcontractors answer document requests, bid requests and handoffs from a link, with no account. The subcontractor portal is there if they want everything a builder has asked for, and what is about to expire, in one place.
- A subcontractor who also builds their own jobs uses one login and switches between the two workspaces.
- Lenders get an account from an email invite that owns only the packages sent to them.
- Suppliers quote and confirm deliveries from a link.
Compliance & AI

08How does compliance work — and what happens when a document is missing?
Certificates and W-9s are requested, read and chased for you, and a missing one stops an award or a payment only if you set it to.
- Add a subcontractor and BulletDraw sends a document request they answer from a link. AI reads the fields and expiry dates off a certificate of insurance or a W-9, and a reminder ladder chases whatever is missing.
- Every requirement has two gates — award and payment — and each gate is set to none, warn or block. A blocked sub cannot be awarded or paid until the item clears.
- Requirements set per trade override the baseline, so each trade can be held to its own standard.
- Going ahead anyway is recorded: the exceptions ledger keeps who accepted the risk, why, and until when. The Pay readiness screen shows who can be paid right now.
09What does the AI do — and what will it never do?
It reads and it drafts. A person confirms every result, and nothing is approved, submitted or paid by a model.
- It reads invoice lines, check images, budget spreadsheets, and the fields and expiry dates on insurance certificates and W-9s. It drafts daily logs.
- Every extracted line, date or draft is shown to you for confirmation, and a low-confidence read is flagged rather than silently accepted.
- There is no chat window. Each job happens at a specific point in the workflow and hands you a result.
- It runs on Anthropic's Claude models, called from isolated workers with a fixed schema per task, on AWS in your region.

10Do I have to buy all six engines — and how do I find out what I need?
No. You take the modules your business needs, and we work out which ones with you.
- We start with a conversation about how you work — the jobs you run, your lenders, how you pay your trades — and recommend the modules that fit. Turning one on later adds its Command Center, screens and reports; nothing else changes.
- There is no self-serve trial today. We run a demo on one of your own draws, with your lender's template, and set you up from there.
- Setup is planned with you around what you are moving from and the jobs in flight, and agreed before you commit to anything.
